Job Description

Endeavor Agency ( is a commercial real estate talent agency providing high touch recruitment services throughout California and major US cities along. Endeavor has engaged with an established family owned commercial real estate company based in Southern California that company acquires, develops, and manages institutional-quality properties for long-term ownership. They are seeking a Manager of Capital Projects to join their team.

Duties & Responsibilities:

  • Manage and execute tenant improvement and capital improvement projects from planning and design through construction and close-out.
  • Reviews scopes of work for completeness and accuracy, identifies scope gaps with relevant consultants, and recommends contract award to Director of Construction.
  • Serves as the day-to-day liaison between general contractors, architects, engineers, vendors, consultants, tenants, Property Managers, Director of Construction, and executive team to ensure: Project tracking to ensure schedule management meets short- and long-term milestones
  • Manages the quality assurance and control (QA/QC) process throughout all phases
  • Utilizes knowledge and experience to identify potential issues facing the project
  • Ensures the project team are accountable on request for information or other decisions to ensure quality delivery and compliance with budgets and timelines.
  • Oversees punch list of all components of each project.
  • Oversee turnover and acceptance of project to Property Management and Tenants.
  • Ensure that all close-out documents (i.e. training, as-builts, manuals, warranties, attic stock, etc.) are made available to the Property Management team.
  • Coordinates with the Cost Accountant to perfect financial close-out, including confirmation of final lien releases.
  • Develop and maintain project budgets, schedules, scopes of work, and reporting tools.
  • In concert with the Property Management team, provide ongoing oversight of property, ensuring consistent upgrades, capital deployment, and tenant-ready spaces.
  • Conduct regular site visits to monitor project progress, resolve issues, and ensure adherence to company standards.
  • Collaborate with internal departments including property management, leasing, and asset management to ensure alignment of priorities and tenant needs.
  • Manage bidding processes, negotiate contractor agreements, and review invoices, pay apps, and change orders.
  • Maintain accurate project documentation and status reporting.
  • Assist with project planning during tenant lease negotiations and property acquisitions as needed.
  • Identify and mitigate project risks proactively throughout the course of work.

Qualifications:

  • Bachelor’s degree in Construction Management, Engineering, Architecture, or a related field preferred. • 7+ years of relevant project management or construction experience, ideally within commercial real estate, industrial, or retail sectors.
  • Skilled in industrial building systems, HVAC, plumbing and electrical systems and technical background or prior experience working for a general contractor is strongly desired.
  • Proven track record of managing multiple capital and tenant improvement projects concurrently.
  • Knowledge of construction processes, permitting, budgeting, and contract management. Ability to read, comment on, and provide analysis of construction plans and architectural drawings.
  • Highly organized with strong communication and interpersonal skills.
  • Proficient in Microsoft Office Suite; experience with project management software such as Procore or MS Project is a plus.
  • Valid driver’s license and reliable transportation for regular travel to job sites across Southern California.
  • Strong knowledge of financial systems (Yardi a plus)
